Step 2: Have a tour

We will take a tour of the house you are interested in. Also, if you want, I can suggest a couple of property more, so you can compare features of each house.

Along with Nathan’s guide, you will do the followings.

  • Fully focus on feeling the house.

  • Imagine your future and your family’s happiness you will build up in the house.

  • Get inspired by interiors

  • Find out core functions of the house.

These things are all you need to do.

We will agree on the Exclusive Buyer Representation Agreement form before we meet. By agreeing on the agreement, I owe you my duty to tell you every defects of the house, and I must work only for your the best interest. You don’t need to pay any money for this step.

If there is a great opportunity, desired by many people, situation can change so fast. Therefore, having an pre-approval at this moment from your lender can help you to successfully grab your opportunity.

Step 3: Send an OFfer

Owning a home is a great achievement, and I want you to feel owning a property.

To make your happiness bigger, I will help you to negotiate the price so you can have your own home with the reasonable price.

Comparing prices near the property, considering defects and features of the property, and analyzing the current market trend will be done by me.

Grab your dreamed house without paying even a dollar more.

Sending offer and corresponding to the seller’s party moves pretty busy. But I will be with you and explain every step so you don’t make any mistake.

Step 4: Financing

In many case, people need financing to own a home. I will let you know which steps are needed, and make sure if you are heading to the right direction.

This step is directly involved with the successful transaction. I will make sure everything is in line, whether there is something you are missing.

Although there are some more things you have to do in this step, don’t worry, I will be there with you.

You just enjoy the excitement of owning your new home.

Step 5: inspection

Inspection is a process where we can make sure whether your future house is working normally, standing solid, and providing a basic safe environment to you and your family.

You will work with a certified inspector, I can help you if you need some assistance for hiring someone.

I will be doing the followings for you,

scheduling the inspection, attending to the inspection, analyzing the inspection report, and others.

Once the inspection is completed, the inspector will give you a inspection report. I will help you to review the document, if there is anything we need to concern.

Based on the result of the inspection, you can decide if you still want to invest to the house or walk away from the transaction.

Although this step is not mandatory, I recommend you to take this step. Because the inspection is your safeguard that prevents you from investing to an undesired house.

Usually inspection costs several hundreds dollars or higher depending on the size of the property.

If you still want to invest to the house, I will negotiate with sellers for you based on the report. I will require repairs of the found issues, request to drop the home prices, or I will require anything that can benefit you.

Step 6: Apprasal

Inspection is for checking the safety, material defects, and functional defects of the house.

Appraisal is for checking whether the house you want to own is in reasonable price range.

This step is required by your lender. They want to make sure if the house is valuable as much as the seller is saying.

But this step actually benefits you to know the proper value of the house. So, while your lender will choose who will perform the appraisal, you will pay for the appraisal.

Even if you are investing fully cash to the house, I recommend you to do this step for making sure about your investment.

Step 7: Negotiation

Now we have a lot of data about your home. Using the reports I can negotiate with the seller so you can manage you budget more efficiently.

Depending on the situation, there are many strategies we can employ to maximize your benefits. It’s why you want to work with me.
